SPS Architectural were appointed by Practical Developments to deliver a new scheme on a previously approved site, albeit a very contentious and sensitive site at Wodehouse Terrace in Falmouth.
The original planning consent was very much centred around an environmentally friendly build using multiple material finishes externally, as well as, a mix of traditional pitched roof using natural slate and a single ply membrane flat roof two-storey modernist cube extension to compliment the views across Falmouth Bay.
However, after assessing the site context and built-up environment, together with discussing proposals and build costs with our client, we felt a traditional build, in-keeping with the surrounding Conservation Area and Listed Walls, would better suit the site.
We were able to return to the very original concept scheme in 2004 and adapt it to cater for our clients needs. Given the site topography the front elevation was of two-storey construction and an appearance to match the adjacent Edwardian town houses with split level rear elevation comprising of two-and-a-half storeys high, with two balconies to really benefit from the wider vantage points and to give the property a modern twist.
Planning Approval and Listed Building Consent was granted in April 2014, all pre-commencement conditions were then discharged prior to works starting in 2015. The building was design in timber-frame construction with high-efficient insulation levels introduced to walls, floors and roof construction areas to assist with keeping running costs as low as possible. Given the tight complex site, we were still able to deliver a Part M disabled compliant entrance as well as ambulant accessible external steps down to the lower garden area. The dwelling was made secure with a bespoke tailored automated timber entrance gate delivered locally by Southwest Automation Systems.
Overall, we are delighted with the finished outcome as were our clients, Local Planning Authority and Falmouth Town Council who supported our application throughout the concept stage to its completion.
