SPS were appointed by Practical Developments in 2018 to deliver an exclusive residential housing scheme on a prominent site located in Lanner, Redruth, Cornwall. The original planning application secured in 2018 proposed five large, open-plan, four-bedroom properties, each designed to the highest specification. The homes featured spacious layouts, private balconies, and generous landscaped gardens, reflecting the client’s vision for contemporary, high-quality living. The design had to reflect its urban setting whilst also retain existing boundaries to preserve a semi-rural character
Following approval, Phase 1 of the development commenced, which included the successful construction and completion of Plots 2, 3, and 4. These properties were built to an exceptional standard, showcasing superior craftsmanship and attention to detail throughout. As work began on Phase 2, specifically Plot 5, the project encountered unforeseen challenges due to a significant downturn in the housing market combined with a sharp increase in construction material costs. In response, SPS and Practical Developments worked collaboratively to adapt the scheme, ensuring both commercial viability and design integrity were maintained. To address these market conditions, the original plan for one large dwelling on Plot 5 was revised to create two smaller, open-plan four-bedroom homes. This adjustment allowed the project to proceed efficiently while still offering high-quality, desirable family homes within the development. A footpath was constructed within the site to ensure the existing hedgerow could remain and maintain its strong visual amenity to its setting with the footpath open to use by all members of the public.
The newly constructed properties are now nearing completion and are currently available on the market with Kimberley’s Estate Agents.
